Niki's Process When It Comes To Buying Your Property

Step 1

Firstly, you will need to be financially able to purchase or have Pre-Approval in place.  If you need to sell your home first, I am happy to chat with you, but I can't start working for you until you have your finances in order.

Step 2

I will meet with you in person, or via Zoom (or similar) if necessary, at a time that suits you to discuss your property needs and ensure I can be a help to you.

Step 3

If you decide to engage my services after this, you will need to sign my Agency Agreement and pay the non-refundable Engagement Fee.

I only take on three clients at a time and I won't have clients with the same property brief at the same time.

I will work full time on inspecting properties on your behalf and advise you of properties suitable for you.

I will utilise my network to ensure I see all of the market and premarket properties that fit your property brief. 

We can then inspect the most suitable ones together.

Step 4

When you have found the one you love, I will commence due diligence on your behalf. 

This includes liaising with your solicitor or conveyancer to review the Contract and, if applicable, Strata Reports, to ensure it is favourable to you.

Step 5

  • I can organise and attend Building and Pest Inspections on your behalf.
  • Review nearby council developments applications.
  • Check the Zones for Flood & Bushfire impact.
  • Review any impact from Flight Paths.

Step 6

I will negotiate a price for your property in a private treaty or pre auction. If a property goes to Auction, I will attend the auction, to bid on your behalf, and if it isn't sold, I will negotiate afterwards to secure the property for you.

Step 7

Once we exchange, I will assist you to ensure a smooth process through to settlement.

How long does the buying process take?

While I can't set a time limit to find your property, it can take a week to 3 months to find and exchange, but it is usually 6 weeks.
